AN ORDINANCE TO CHANGE THE ZONING WITHIN THE CITY OF
BROOKINGS
BE IT ORDAINED BY THE CITY OF BROOKINGS, SOUTH DAKOTA:
Section 1. That the real estate situated in the City of Brookings, County of Brookings, State
of South Dakota, described as follows, to wit:
The E1/2 of NE'/excluding the north 990'of the east 990'; the east 143.18'of
the plat of Calvary Cemetery and Block 1,Patricks Addition in Section 34-
T11ON-R5OW
Be and same is hereby rezoned and reclassified from an Agricultural A District
and Residence R-2 and R-3 District to a Residence R 1B and R-2 District
In accordance with Section 50.100.010, Article VIII of Ordinance No. 11-94 of
the Code of Ordinance of Brookings, South Dakota, as said districts are more
fully set forth and described in Articles III and IV of Ordinance No. 11-94 of the
City of Brookings, South Dakota.
Section 2. The permitted use of the property heretofore described be and the same is hereby
altered and changed in accordance herewith pursuant to said Ordinance No. 11-
94, of the City of Brookings, South Dakota.
Section 3. All sections and ordinances in conflict herewith are hereby repealed.

REZONING — The east 1/2 of the NE 'A excluding the N990', E990', the E143.28' of
Calvary Cemetery and Block 1, Patricks Addition in Section 34-110-50
Proposal: Rezone approximately 50 acres of agricultural land for low and medium
density residential development.
Standards: Low density residential development requires 75 feet of frontage width and
10,000 square feet of lot area for an R-1 B designation. Medium density development
ranges from 50 to 65 feet of frontage width and 7,500 to 9,900 square feet of lot area.
Background: Over the last few months, this land has been annexed and preliminarily
platted. The land borders existing R-2 and R-3 zoning to the north, Ag land to the west
and south and an arterial street to the east. •
The 1995 Future Land Use Plan proposed this area for residential development.
Site Specifics: The rezoning involves 97 lots. Eighty-two lots are proposed for R-1 B
zoning and 15 lots are proposed for R-2 zoning. The R-2 lots will be adjacent to R-3
land to the north and eight of the 15 lots will be double frontage lots along Western
Avenue.
City Planning Commission Recommendation: The Planning Commission recommended
unanimous approval of this rezoning request.
