Members present were Jason Hoffelt, Matt Kurtenbach, Jim Pederson, Dick Peterson, and Rusten. Alternate members a-Jere Heib, and Mary Kidwiler were also present. Also present were Jesse Ayala, Sarantis Theodosopoulos, City Manager Jeff Weldon, and Community Development Director Mike Struck. Item #1 – (J. Pederson/D. Peterson) Motion to approve the minutes of the April 7, 2011, meeting. All present voted aye. MOTION CARRIED. Item #2 – (D. Peterson/J. Pederson) Motion to approve the agenda. All present voted aye. MOTION CARRIED. Item #3 - Jesse Ayala has made a request for a variance on Lot 8A, Nelson Eighth Addition, also known as 1411 Willow Springs Circle. The request is to build a deck 21 feet from the rear lot line. The required setback is 25 feet. (J. Pederson/D. Peterson) Motion to approve the request. All present voted aye. MOTION CARRIED. Item #4 - City of Brookings has made a request tor two variances on Lot 4, Second Railroad Addition, also known as 514 Front Street. The first request is to build five feet (5’) from the east side lot line. The required setback is twenty feet (20’) in this industrial district. The second request is to build five feet (5’) from the rear lot line. The required setback is twenty feet (20’) in this industrial District. (D. Peterson/M. Kurtenbach) Motion to approve the request. (D. Peterson/J. Pederson) Amendment to the motion to “turn the building and set it along the south property line with doors facing north. Rear yard setback to be set at five feet (5’) with staff to determine appropriate side yard setbacks. The footprint of the building shall remain as presented and centered on the lot.” All present voted aye. AMENDMENT CARRIED. The motion as amended. All present voted aye. MOTION CARRIED. Members present were Jason Hoffelt, Matt Kurtenbach, Jim Pederson, Dick Peterson, and Rusten. Alternate members a-Jere Heib, and Mary Kidwiler were also present. Also present were Jesse Ayala, Sarantis Theodosopoulos, City Manager Jeff Weldon, and Community Development Director Mike Struck. Item #3 – Ayala stated he wanted to build a 12’ x 10’ deck that would extend into the rear yard setback. The homes in this addition are ICAP projects, and the housing packages are limited. D. Peterson stated that the ICAP program limited the types of house packages available. The buildable area of the lot is unique compared to the other lots in this addition. Kurtenbach felt the irregular shaped lot was due to the drainage area and was not customary to other properties in the area. Item #4 -City Manager Jeff Weldon stated that the City is planning to construct a multi-bay garage for municipal vehicles and an employee parking lot. The irregular shaped lot limited the use of the parcel. Sarantis Theodosopoulos, an adjacent property owner, opposed the request and felt the side yard variances requested were too excessive. The Board received a letter from another adjacent property owner, Craig Kreyger. Kreyger opposed the position of the building. He felt the building could be better positioned along the rear property line.
