HomeMy WebLinkAboutBOAMinutes_2007_01_18Board of Adjustment Brookings, South Dakota January 18, 2007 OFFICIAL MINUTES Chairperson Dick Peterson called the Board of Adjustment to order on Thursday, January 18, 2007 at 5:00 PM in the Council Chamber at City Hall. Members present were Larry Klingbile, Jay Vanduch, a-Jim Pederson, a-Mike Keating, and D. Peterson. David Rusten, and Matt Kurtenbach were absent. Others present were Don Dezeeuw, Gary Nelson, City Engineer Jackie Lanning, Zoning Administrator Dan Hanson and others. Item #1 – The minutes of the December 21, 2006 meeting were approved. Item #2 – The agenda was approved. Item #3 - Judith and Donald DeZeeuw have made a request for two variances on Lot 53, Meyer's Subdivision in the NW 1/4 of Section 11-T109N-R50W, also known as 134 35th Street South. The first request is to install a second driveway onto the lot. A maximum of one driveway is permitted. The second variance is to establish a total of 52 feet of driveway width. The maximum width allowed on this lot is 42.5 feet. (J. Pederson/Vanduch) Motion to separate the variances. All present voted aye. MOTION CARRIED. (Vanduch/Klingbile) Motion to approve the first variance. All present voted aye. MOTION CARRIED. (Keating/J. Pederson) Motion to approve the second variance. All present voted aye. MOTION CARRIED. Item #4 - Gary Nelson has made a request for a variance on Lots 13 and 14, Block 1, Park Block Addition, also known as 325 6th Avenue South. The request is to place a modular home fifteen feet (15') from the south front lot line. The minimum required setback is twenty feet (20'). (Klingbile/J. Pederson) Motion to approve the variance. All present voted aye. MOTION CARRIED. Item #5 – (Vanduch/Keating) Motion to approve the 2006 annual report. All present voted aye. MOTION CARRIED. The meeting was adjourned. _______________________ __________________________ Dan Hanson, Secretary Dick Peterson, Chairperson Board of Adjustment Brookings, South Dakota January 18, 2007 SUMMARY OF DISCUSSION Chairperson Dick Peterson called the Board of Adjustment to order on Thursday, January 18, 2007 at 5:00 PM in the Council Chamber at City Hall. Members present were Larry Klingbile, Jay Vanduch, a-Jim Pederson, a-Mike Keating, and D. Peterson. David Rusten, and Matt Kurtenbach were absent. Others present were Don Dezeeuw, Gary Nelson, City Engineer Jackie Lanning, Zoning Administrator Dan Hanson and others. Item #3 – DeZeeuw stated that he planned on building a detached garage on the west side of the lot. A second driveway would be needed to access the garage. J. Pederson asked if the driveway would be concrete. DeZeeuw said yes. J. Pederson asked if the building would be a stick built or pole style building. DeZeeuw replied stick built. DeZeeuw stated that a 28 foot wide driveway would be the same width as the garage. Keating felt the proposed width was appropriate. Lanning noted that some driveways are narrower at the street, and they expand as they extend onto the lot. DeZeeuw remarked that backing up his 5th wheeler might be difficult on a narrower driveway. It was noted that the street was only 20 feet wide. Item #4 – Nelson stated that an older, smaller house had occupied the lot in the past. He determined that the house was not savable, so it was demolished. Hanson pointed out that the sidewalk along the south side of the lot was positioned several feet from the lot line in order to save a couple of mature trees. The front yard appeared to be wider due to the location of the sidewalk. He added that the house was set at the minimum sideyard setback. Hanson also noted that the 50 foot wide corner lots allowed for 23 feet of buildable width in this district. This caused problems with houses and garages.
