OFFICIAL MINUTES
Vice -Chairperson Justin Borns called the Board of Adjustment meeting to order on Thursday,
March 4, 2021 at 5:00 PM in the Chamber's Room of the City & County Government Center.
Members present were George Houtman-via telephone, Dustin Edmison, Nick Schmeichel-
via telephone, Jeremy Scott and Borns. Absent was Matt Chandler. Others present were
Community Development Director Mike Struck, City Planner Ryan Miller and James Drew.
Item #1 — Roll Call
Item #2 — (Schmeichel/Scoft) Motion to approve the agenda. All present voted aye.
MOTION CARRIED.
Item #3 (Schmeichel/H outman) Motion to approve the February 4, 2021. All present voted
aye. MOTION CARRIED.
Item #4a — CD Properties LLC made a request for a variance on Lots 11, 12 and 13, Block 6,
Folsom Addition, also known as 204 1 st Street S. The variance request is for 50' and 56'
access drives. The ordinance allows for a maximum width of 30' in an 1-2 District.
(Schmeichel/Edmison) Motion to approve the first variance request for a 50' access drive
along 1st Street South. All present voted aye. MOTION CARRIED.
(Schmeichei/Edmison) Motion to approve the second variance request for a 56' access drive
along 2nd Avenue South. All present voted aye. MOTION CARRIED.
The meeting was adjourned at 5:13 p.m.

Vice -Chairperson Justin Borns called the Board of Adjustment meeting to order on Thursday,
March 4, 2021 at 5:00 PM in the Chamber's Room of the City & County Government Center.
Members present were George Houtman-via telephone, Dustin Edmison, Nick Schmeichel-
via telephone, Jeremy Scott and Borns. Absent was Matt Chandler. Others present were
Community Development Director Mike Struck, City Planner Ryan Miller and James Drew.
Item #4a — This lot is along 1St Street South in an Industrial area. Currently there are two
existing buildings on this parcel with a driveway to the east and also driveways along the
north. The applicant is proposing to build a new building on this lot. While doing this they
would like to clean up the current access drives. The allowed width for access drives in this
district is 30 -feet.
James Drew explained that they intend to demolish one of the current buildings and rebuild a
new structure here. The new building will meet the setbacks that are required. Borns asked
what type of green space there will be. Drew stated that their intention in to plant as much
green space to this parcel as what is possible. Houtman feels that this request is an
improvement to the current access drive situation. Schmeichel wondered what the reason
was for the wider drives, such as whether or not there be large trucks entering. Drew stated
no, but the size of the overhead doors is large and this size access drive will be needed.
