I-1 R SITE PLAN
NOW, WHEREAS, Quality Tool is proposing a major expansion of their manufacturing
facility and
WHEREAS, the addition as designed will require the following variances:
1. Build 35' from the north side lot line. A 50' sideyard is required.
2. Install an access drive 17' from the north side lot line. A 25' landscaped setback is
required.
3. Install a hardsurfaced area 20' from the south side lot line. A 25' landscaped setback
is required.
4. Relocated a front loading dock.
BE IT RESOLVED by the Board of City Commission of the City of Brookings, South
Dakota to approve an I-1R site plan on Lot 4, Block 2, Insbrook Park Addition(Quality Tool).
Passed and approved this 13th day of February, 1996.

Item #3 - (See pian and location map) Quality Tool is proposing a ma�or
expansion of their manufacturing faciliiy. The addition, as designed, will
require approval of the following variances:
,
a Build 35' from the north side lot line. A 50' sideyard is required.
b. Install an access drive 17' from the north side lot line. A 25'
landscaped setback is required.
c. Install a hardsurfaced area 20' from the south side lot line. A 25'
landscaped setback is required.
d. Relocate a front loading dock.
e original site plan was approved after receiving 3 variances in 1983.
The variances involved building 45' from the north lot line, locating a dock in
the front of the building (northwest corner) and parking within the front 50' next �
to Sunrise Ridge Road.
A bike trail straddles the common lot line between Quality Tool and Twin '
City Fan and Blower. The plan shows a 12` landscaped area between the trail
and the driveway. A 20' drainage easement exists along the south property
line for about 350'. The direction and flow is shown on the location map.
A row of poplars will be removed and replaced with different varieties of _
trees as listed on the site plan. Several trees already exist on the property. ',
Item #4 - (See plat) Clites has a 69 acre parcel south of the airport land. ;
Block 1 was final platted in October, 1995 and subsequently sold. The land
