HomeMy WebLinkAboutOrdinance 23-1994 -_���:� _ � � _ � , ' ORDIHANCE N0. 23-94 AN OBDIHAHCE REVISING THE ZONIHG ORDINANCE OF THE JOIHT JURISDICTION AREA SURROUNDING THE CITY OF BROOKINGS PERTAINIHG TO MOBILE HOME PARKS IN THE RESIDENCE R-3A MULTIPLE-FAMILY AND MOBILE HOME DISTBICT. BE IT ORDAIHED BY THE CITY OF' BROOKINGS, SOUTH DAKOTA THAT ARTICLE IV, SECTION 450 OF' ORDINANCE 14-80 BE AMENDED TO READ AS FOLLOWS, TO-WIT: I. Section 451. 3 Delete Section 452. 3 Mobile Home/Manufactured Housing Park Section 453. iC Mobile Home/Manufactured Housing Park ( 1 ). Regulations regarding mobile homes/menufactured housing are set forth as folloMs: (A). Single mobile homes/manufactured homes located upon individual lots shall be set on footings and foundations as specified by the City Engineer's Office. (2) . Regulations regarding mobile home/manufactured housing parks shall meet the folloring minimum standards: (A) . Buffer Zone - The park shall be eurrounded by a forty foot (40' ) landscaped area as long the street frontage of an arterial street, trenty-five feet t25' ) along other street frontages and fifteen feet (15' ) along other park boundaries. (B). Streets - Privete roadrays or atreets rithin a park ahall have an asphalt or concrete surface thirty-four (34' ) in ridth Nhere parking is permitted on both sides, trenty-seven feet (27' ) in rridth Nhere parking ia restricted to one side only, and tMenty-four feet (24' ) Mide Mher� parking ia prohibited. All parks and private etreets or roedrays shall have unobetructed accesa to a public highMay or street. tC). Lot area - Esch lot provided for the occupency of a single mobile home/manufactured houeing unit shall have an area of not less than 4, 000 square feet. Each lot shall abut a public or private street. 1. Front yerd - There shall be a front yard on each street to rhich the lot abuts. A front ysrd shall be not less than fifteen feet t15' ) Mide. The dietance shall be measured from the pall of the structure to the edge of the street eurface at the closest point. 2. Side yard - Each side yard on a lot �hall be not less than ten feet ( 10' ) Mide. 3. Rear yard - There shall be a rear yard on each lot whiah shall be not less than ten feet t10' ) ride. 4. Exceptions• a. A garage, Mhen entered directly from the street, shall have a front yard of not lese than tMenty feet (20' ). b. A garage, canopy or carport may pro�ect into a required side or rear yard provided it is not within ten feet (10' ) of another mobile home, r � .^ ! . garage or entryMay and not Mithin eix f�et (6' ) of any other etructure. c. A deck msy pro�ect into a side or rear yard provided it is not rithin eight feet (8' ) of another etructure. d. An enclosed entryMay or vestibule containing not more than fifty (50) square feet of floor area may pro�ect into a required yard for a distance not to exceed eix feet (6' ), but in no caee shall it be rithin tea feet ( 10' ) of another drelling unit, garage, entryMay or other etructure. e. Acceseory buildinga Mith not more than 120 square fe�t of floor area may pro�ect into a required side or rear yard provided it ie not within five feet (5' ) of another dvelling unit, gareg�, entryMay or other structure. (D). Deneit - No ark shall be permitted to have a density Y P of more than ten (10> mobile home/menufactured houeing units per acre and each park shall provide an area of not less then eight (8> acres. (E>. Expanaion - Exieting mobile home/manufactured housing perks may be enlarged to an area of leas than eight t8) acree provided the expansion compliea Mith the regulatione s�t forth in this section. II. Any ordinances in conflict hererith are hereby repealed.
