ORDiNANCE NO. 37-95
AN ORDINANCE REVISING THE ZONING ORDINANCE OF THE CITY
BROOKINGS PERTAINING TO A BED AND BREAKFAST ESTABLISHMENT AS A
CONDITIONAL USE IN A RESIDENTIAL DISTRICT.
BE IT ORDAINED BY THE GOVERNING BODY OF THE CITY OF BROOKINGS,
SOUTH DAKOTA, THAT ARTICLE IV AND VII, CHAPTER 50, THE 1994 REVISED
ZONII�TG ORDINANCE SHALL BE AMENDED, AS FOLLOWS, TO-WIT:

Section 50.90.169
Bed and Breakfast Establishment - Such uses shall comply with the following conditions:
a. They sha11 be limited to an accessory use within a single-family dwelling. Preference
will be given to buildings with historic or other unique characteristics.
b. They shall be registered with the South Dakota Department of Health, maintain a guest
list and provide a smoke detector in each sleeping room.
c. A site plan shall be submitted including the interior layout of the building and e�erior
design of the premises.
d. Not more than two (2) guest rooms shall be used for such purposes.
e. Off-street parking areas for guests shall be located so as to have a minimal impact on
adjacent residential property.
f. Signs shall be non-illuminated with a m�imum area of three(3) square feet, a
maximum height of four(4) feet, and a setback from any lot line of six(6)feet.
g. Meals shall be limited to a breakfast or a brunch. Meals sha11 be prepared in the
owner's kitchen and served only to overnight registered guests. Cooking in any guest room is
prohibited.
h. The length of stay of any registered guest shall not exceed fourteen(14) days during
any one hundred twenty(120) day consecutive period.

IV.
All sections and ordinances in conflict herewith are hereby repealed.
