AN ORDINANCE TO CHANGE THE ZONING WITHIN THE CITY OF
BROOKINGS
BE IT ORDAINED BY THE CITY OF BROOKINGS, SOUTH DAKOTA:
Section 1. That the real estate situated in the City of Brookings, County of Brookings, State
of South Dakota, described as follows, to wit:
The east 160 feet of Outlot J and the east 160 feet of the north 45 feet of Block
12, Parkdale Home Third Addition (intersection of First Avenue and Harvey
Dunn Street)
Be and same is hereby rezoned and reclassified from an Agricultural A. District to
a Residence R-2 District.
In accordance with Section 50.100.010, Article VIII of Ordinance No. 11-94 of
the Code of Ordinance of Brookings, South Da.kota, as said districts are more
fully set forth and described in Articles III and IV of Ordinance No. 11-94 of the
City of Brookings, South Dakota.
Section 2. The permitted use of the property heretofore described be and the same is hereby
altered and changed in accordance herewith pursuant to said Ordinance No. 11-
94, of the City of Brookings, South Dakota.
Section 3. All sections and ordinances in conflict herewith are hereby repealed.

Leqal: The east 160' of Outlot J and the east 160' of the north 45' of Block 12, Parkdale
Home Third Addition
Proposal: Rezone an 85' x 160' parcel of land from an Agricultural District to a
Residence R-2 District.
Backqround: This parcel of land is located at the intersection of 1St Avenue and Harvey
Dunn Street. It is bordered on the north by Sexauer Park, on the west by Six Mile Creek
and on the south by undeveloped land. The neighborhood is currently zoned Residence
R-2 which is a medium density zoning district and allows approximately 6 units per acre.
Sexauer Park and Six Mite Creek are in the Agricultural District.
The land in this area is in the special flood hazard area for a radius of
approximately one block. New residential development has occurred in this area subject
to all the regulations of the Flood Damage Prevention Ordinance. The immediate
neighborhood consists of single and two-family dwellings.
Site Specifics: The land requested to be rezoned contains 13,600 square feet of lot
area. The frontage width is 85 feet. Rezoning this property to R-2 would allow the owner
to establish a single-family or two-family dwelling by right provided all applicable codes
are followed.
Recommendation: The City Planning Commission recommended, by a vote of 5 yes
and 2 no, that this property be rezoned to a Residence R-2 District. They found the
rezoning and potential use of this property to be consistent with that of the
neighborhood.
