Backqround: This parcel of land is located at the intersection of 1St Avenue and Harvey Dunn Street. It is bordered on the north by Sexauer Park, on the west by Six Mile Creek and on the south by undeveloped land. The neighborhood is currently zoned Residence R-2 which is a medium density zoning district and allows approximately 6 units per acre. Sexauer Park and Six Mite Creek are in the Agricultural District. The land in this area is in the special flood hazard area for a radius of approximately one block. New residential development has occurred in this area subject to all the regulations of the Flood Damage Prevention Ordinance. The immediate neighborhood consists of single and two-family dwellings. Site Specifics: The land requested to be rezoned contains 13,600 square feet of lot area. The frontage width is 85 feet. Rezoning this property to R-2 would allow the owner to establish a single-family or two-family dwelling by right provided all applicable codes are followed. Recommendation: The City Planning Commission recommended, by a vote of 5 yes and 2 no, that this property be rezoned to a Residence R-2 District. They found the rezoning and potential use of this property to be consistent with that of the neighborhood. DKH:dms C:\dkh\memo-thelen.doc
